While most brokerages subscribe to a one size fits all approach, we believe that a Seller is best suited when they are presented with options tailored to their specific need. Below are the unique options offered exclusively by Lake State Land Co.
A Traditional Listing is a full service listing option that is based on a percentage (commission) of the gross sale price. This format allows you to pay only when you sell, at a rate that is competitive with any other brokerage.
A Hybrid Listing is a full service listing that is based on a flat fee, not a percentage. Although the payment is made on the front end, the savings can be tremendous when compared to a percentage based option, specifically for properties in the higher end of the market.
A Pocket Listing is ideal for property owners who are open to selling, but don’t necessarily want their property marketed publicly. This is a percentage based option in which properties are presented in private and only to qualified buyers.
Some properties can be easily marketed without the assistance of an agent. FSBO Assistance is available for sellers who want to secure their own buyer, but could use a little help with the administrative details of the transaction (purchase documents, inspections, appraisals, closings ect.).
